A unique and private garden estate in Wharfedale

Each dwelling is set in a quarter of an acre plot.  The Homestead Estate comprises 63 plots and on each plot only one bungalow or one two-storey house is permitted.

The plots have been sold at differing times within the Estate’s ninety five year history.  This has given rise to each home being individually designed.  Many of the homes have been altered and extended over the years to meet growing families and modern expectations of living standards, others have been completely re-built, particularly in recent years.

The Homestead Estate issues guidance as to the extent and nature of any proposed development.  This is to ensure that the character and ethos of The Homestead Estate remains unspoilt for future generations.

People who want to live in a pleasant, quiet and spacious location.  It is a truly beautiful place and is remarkable for its peace and tranquillity – given that it is only a short distance from the centre of Menston village with its many facilities and connections.

Vehicle access to the Homestead Estate is from Burley Road (A65).  Although separated from Menston by a railway line, The Homestead Estate remains an integral part of the village.  There is pedestrian access to Menston village via a footpath and picturesque stone footbridge.  The walk into the centre of Menston village and the railway station is a leisurely stroll of some ten to fifteen minutes.

Residents own the entire Estate

This is by way of a shareholding in the Society which is know as “The Homestead Estate Limited”.  There is one share per plot.  Membership of the Society is automatically conferred on the resident on the purchase of a plot.  A share certificate is issued on purchase of the plot which is nullified when the plot is sold.  The present cost of a share certificate is £25.00.

Each year there is an Annual General Meeting where nine Members are elected to the Homestead Committee which manages The Estate.  The two most important functions of the Homestead Committee are to keep The Estate roads in good repair and to “inspect, consider and give decisions on any and all plans for building work on The Estate”.  A modest sum (“the Levy”) is payable annually by each shareholder.  The funds are used for the upkeep of The Estate.
